Easy Legenda is an AI assistant. It is not a lawyer, a licensed surveyor or an estate agent, and it can be wrong. You can ask to speak to a person at any time, in the same language.
An Italian auction file runs to sixty pages of legal-technical Italian.
People who work in that world read it in ten minutes. Everyone else does not — not for want of judgement, but for want of the language. Easy Legenda removes that difference, and only that one.

What the documents don't say
The list of questions still open after you have read everything. It is the part nobody gives you — and it is what you take to your lawyer or your surveyor, so that conversation starts further along.
The limit, stated
A legend explains the symbols. It does not choose the route.
Six things Easy Legenda will never do. These are not disclaimers at the bottom of the page: they are the product.
- It never suggests a bid.No recommended amount, no maximum, no range. What to bid is your decision, and it is not something a document can tell you.
- It never says what you can spend.It does not ask for, calculate or store anything describing your spending capacity.
- It never grades the property.No score, no band, no traffic light on the lot. It tells you what is in the file; the judgement stays with you and whoever advises you.
- It never routes you to financing.No path to a mortgage, a loan or a credit intermediary. It does not ask whether you need financing and it passes your details to no one.
- It never replaces a lawyer or a licensed surveyor.It reaches no conclusion on whether a building irregularity can be regularised, on the validity of a deed, or on how the procedure will end. Those are signatures Easy Legenda cannot give.
- It is not an estate agency.It does not find properties for you, does not deal with anyone on your behalf and does not bid at the auction in your place.
How it works

Step 01
You upload the documents
Perizia, notice of sale, court order. PDFs, scans included.
Step 02
Personal data is stripped out
Names, tax codes, dates of birth and addresses of the debtor and of third parties are removed on upload, before any processing. The law requires them to be omitted from published auction files; we do it even when the file you downloaded did not.
Step 03
You read the file
Section by section, in the language you choose, with a link back to the source page. And with the list of what the documents leave unanswered.

Never a percentage of the hammer price, never a commission, never a fee tied to how the auction goes. What you pay is the same whether you win the property or never turn up.
Buying credits and using them are two separate moments. Until a credit is spent we have not started anything: you can ask for a refund of unused credits within fourteen days. Credits do not expire.

Is this legal advice?
No. Easy Legenda shows you what the documents you uploaded say, and where they say it. Legal interpretation, risk assessment and decisions stay with your lawyer and your surveyor. The “what the documents don't say” section exists precisely to make that conversation shorter and better aimed.
Who submits the bid at the auction?
You, in person, or a lawyer. In a sale without incanto — the ordinary form for immovable property — the offer is made in person or through a legal representative. Easy Legenda does not submit offers, does not take part, and cannot.
What happens to the documents I upload?
They are stripped of personal data on upload, stay visible only to you, never enter any public catalogue and are not indexed by search engines. We keep them for [retention period], then they are deleted.
Which languages?
Italian, English and Spanish. The file itself stays in Italian, because that is the official document: what changes language is our reading of it.
